This is a First Lien 30-Year Home Equity Line of Credit (HELOC) with an Integrated Zero-Balance Sweep Checking account. It provides Financing for Residential real estate for a Home Purchase or a Refinance, and helps borrowers flexibly lower their lifetime interest payment expense and pay-off their mortgage faster.
The Purpose is to reduce interest expense and provide borrowers control of their pay-off timing without changing their monthly budget and without relying on interest rates dropping. The typical Customer can pay-down their balance 2 - 4 times faster compared to a traditional mortgage and save tens of thousands of dollars in interest in the process allowing them to purchase other assets such as real estate investments, stock market investments or start or fund a business.
Deposits made into the integrated Checking account are used to lower mortgage principal directly through a function knows as "sweep" which digitally transfers the funds at the close of day to the HELOC. Funds remain available for use 24/7, however, idle unused funds remain in the HELOC to keep the daily principal balance lower which in turn saves interest.
Interest is Calculated nightly on the principal balance of the loan. It is simple interest. Interest Rate Multiplied by the Loan Balance - Divided by 365 = That Day's Interest. Once the month ends the the daily interest charges are totaled and drafted from the HELOC's available credit line on the 21st day of the Following Month.
No, the HELOC is a 30 Year Line of Credit with no Balloon Payment, No pre-payment penalty and no structured principal and interest payment structure. When the loan gets paid off the line will remain open, however, after 10 years the line will reduce each month by 1/240th.
